In response to some questions:
it's on the highway side of the river,
house trained pets ok- big fenced yard just needs a couple of posts pounded in (laying on the ground) and there's a small yard for a little dog.
Not good for an outdoor cat as there is already an aggressive killer cat (she got a rabbit & ate it this summer) that will keep living in the detached garage that the owner is retaining. One elderly free range hen that will not be relocated.
Owner resident has an addition in progress/paused that does not affect the living space. There will eventually be an additional (415 sq feet) room with a separate entry studio above it. The new permit required septic system took all the wood money. It's always been a working poor house, built from recycled beams, roofing, etc. Backs to State land, had a bear walk up on me last summer, birders paradise.
